The visible work
In heritage property the most skilled work is often the work you cannot see. A trained eye reads the stone detail, the proportion of a window, the restored joinery, and rightly admires them. At Pier House all of that is present and correct. But it is only half the achievement.
The hidden work
The other half sits underneath everything: the civil engineering that protects a historic building exposed directly to the sea. Sea defence, drainage and structural stabilisation, concealed so completely that the house now looks effortless, as though it had simply always stood there. Quality here is not what was added on top. It is what was quietly resolved beneath.
What it teaches
A coastal restoration is judged by what does not happen: the damp that never arrives, the movement that never shows, the wall that does not fail in a storm. The most expensive and most skilled decisions leave no trace. Learning to read a house for the work you cannot see is the difference between buying a facade and buying a building.
